Tilted 18-Storey Wing at SNN Raj Etternia Near Kudlu Gate Undergoes Demolition

SNN Raj Corp. commenced the controlled demolition of an 18-storey apartment wing containing 49 flats at its SNN Raj Etternia project near Kudlu Gate on Friday, after the structure developed a tilt and received clearance for dismantling from the Greater Bengaluru Authority (GBA).

The residential development comprises 972 homes in total. Demolition of the affected wing was authorised after the developer secured the necessary clearances and submitted safety protocols to civic authorities.

According to an official from the GBA, no-objection certificates were required from multiple departments, including the fire and emergency services and the pollution control board. The civic body also sought a detailed action plan to guarantee the safety of adjacent buildings before permission was accorded.

In a statement, SNN Raj Corp. said the decision to demolish and reconstruct the affected homes was taken voluntarily. Fresh soil investigations revealed that a critical borehole reading in the original report had been interchanged by an external agency, resulting in an incorrect assessment of the soil conditions at the location. A source in the GBA town planning section confirmed that discrepancies in the external agency's soil investigation report had led to the tilt.

The demolition is being carried out using specialised controlled dismantling techniques, including diamond cutting. The entire dismantling process is expected to take six months, after which reconstruction of the affected apartment block will begin.

The developer stated that the demolition work is being undertaken in phases to minimise vibration and dust, as well as to protect neighbouring occupied buildings and residents. SNN Raj Corp. added that it has completed fresh soil investigations across the affected area and plans to undertake multiple independent soil assessments for future developments, with reconstructed buildings undergoing third-party verification before completion.

A source from the South City Corporation noted that the builder has been instructed to follow prescribed procedures for the demolition, including proper management of demolition waste, adding that failure to follow the directions would attract action.
