Government to Fast-Track Uttarahalli Main Road Widening Using New TDR Scheme

The state government is planning to quickly finish the long-pending widening of Uttarahalli Main Road, which connects to Mysuru Road, using a revised Transferable Development Rights (TDR) scheme, Greater Bengaluru Development Minister Krishna Byre Gowda informed the Legislative Assembly on Tuesday.

Responding to Yeshwantpur MLA S.T. Somashekhar during Question Hour, the Minister stated that although the work order for the road-widening project had been issued in 2021, the work remained unfinished.

Minister Byre Gowda attributed the prolonged delay to property owners showing little interest in the earlier TDR framework. A total of 133 properties were marked for acquisition along the corridor to facilitate the road expansion.

The situation has improved following the introduction of the new TDR scheme. According to the Minister, property owners have begun accepting the revised terms, with 30 property owners already granting consent for the acquisition of their plots. Owners of the remaining properties have also expressed interest in participating in the new scheme.

As part of the recent progress, authorities have already acquired 30,000 square feet of land near Krishnapriya Kalyanamantapa through the issuance of TDR certificates.

The project also faces logistical hurdles involving a portion of the road passing through the Karnataka State Reserve Forest region. Minister Byre Gowda noted that a joint survey with the Forest Department has been completed. The designated forest land will soon be taken over by B-SMILE to allow the road-widening project to proceed without further hindrance.
