Bengaluru A-Khata Fee Cut to 2 Percent for Single-Site Layouts Till August 23

The Karnataka Urban Development Department has reduced the fee for obtaining a new A-khata under the single-site layout approval process from 5 percent to 2 percent of the property guidance value for properties falling within the jurisdiction of the Greater Bengaluru Authority in Bengaluru.

According to a state government order issued on July 24, property owners can avail themselves of the reduced 2 percent rate until August 23. Once the August 23 deadline passes, applicants will once again be required to pay the full fee of 5 percent of the guidance value.

The government issued the decision following multiple representations from local property owners. Applicants pointed out an inconsistency in the previous fee structure, noting that the state had already reduced the fee for converting B-khata properties to A-khata from 5 percent to 2 percent, yet property owners seeking a fresh A-khata under the single-site layout approval process were still required to pay the higher 5 percent fee.

Estimates from the Greater Bengaluru Authority show that nearly five lakh properties across the city are currently eligible to obtain a fresh A-khata under this single-site approval framework. However, uptake had been slow under the previous fee structure, with only approximately 7,000 applications submitted so far.

Urban Development Department officials expect the fee reduction to encourage a larger number of property owners to submit applications before the deadline. The expected surge in applications is also projected to boost overall revenue collection for the five municipal corporations operating under the umbrella of the Greater Bengaluru Authority.

The state government order also carries a strict warning for civic administration staff. It states that any municipal officials who grant the fee concession to applicants beyond the August 23 deadline will be subjected to disciplinary action.
