BDA Reopens Site Applications for Dr K Shivaram Karanth Layout at ₹6,000 Per Sq Ft

The Bangalore Development Authority (BDA) on Monday reopened its application portal for site allotments in the Dr. K. Shivaram Karanth Layout, marking the authority's first site allotment drive in nearly a decade.

The last site allotment conducted by the BDA took place in Nadaprabhu Kempegowda Layout in July 2016. Site rates in the Dr. K. Shivaram Karanth Layout have been set at ₹6,000 per square foot, making a standard 30x40 site cost ₹72 lakh. When the BDA previously began the process in December 2023, rates were fixed at ₹4,900 per square foot before proceedings were halted by the Karnataka High Court over compensation concerns.

The Karnataka High Court permitted the BDA on July 16 to invite and process applications, though final allotments remain subject to further court directions. BDA officials stated that the application deadline will be announced soon.

The portal opening coincided with the allotment of sites to around 18,300 farmers who gave land for the layout project. Chief Minister D.K. Shivakumar distributed the allotment letters to the landlosers, who must now submit documentation to finalize their claims.

BDA Chairman N.A. Haris stated that the developed layout achieved a 55% yield, with 49.38% of the developed land being returned to landlosers. The layout spans across 3,700 acres and has seen an investment of ₹16,000 crore.

Speaking at the event, the Chief Minister noted that the government has proposed a revised compensation structure providing twice the guidance value, double Transferable Development Rights (TDR), or developed land portions to ensure fair payouts for land acquisitions.
